Tips on Selecting a New Home

Know what you are looking for in a home. Most people who are buying homes in today’s market are relocating due to work or a change in family size. Others are looking to buy their first home.
The neighborhood and community to where you move is an extremely important decision. Where do you want to live? Some people crave the excitement of a city, others like the relaxing feeling from living in the country. Maybe you would prefer to live somewhere in between. You should also take to heart how far you are willing to live from the local shopping center. Do you have a family or planning to have one soon? You might want to move into a district with a good school system or maybe near a park and public library. Most people would like to live close to work to save on time and gas.
Once you have decided on the location, think about what kind of house suits your needs. A new home or an older home? A new home, you won’t have the initial worry of repairs. Newer homes tend to have more modern architecture and systems that are usually easier to maintain and may be more energy efficient. Where as, if you buy an older home you shouldn’t mind making some repairs in the near future. Also, when considering the purchase of an older home, pay special attention to the heating system, roof and siding on the house. Any of these things can be negotiable when determining the purchase price.
The next step is deciding on the style of your house. Do you like the allure of a Victorian or Tudor. How about Contemporary?
Make a list of things that you require in a home and another list of things you would like, yet don’t need. Include on that list the size of home, how many bedrooms and bathrooms. What about a porch, garage, attic, and basement?
Don’t forget about the outdoors. Would you like some privacy with your property outlined by trees or a big green fenced in yard? Do you want minimal yard work? What about landscaping, are you willing to create your own or would you rather have a mature lawn.
No matter what you decide, share your list of wants with your real estate agent. The better your agent knows you, the easier it will be to find a home that suits your needs.
